Please read your vacation rental contract carefully.
Any monies received by [Primary Reservation Holder] or parties to the reservation for occupancy of vacation property indicated the acceptance of the terms of our vacation rental agreement in full. All policies are strictly enforced. It is the responsibility of all guests and members of their party to be familiar with all policies pertaining to the rental.
This rental contract is between [Primary Reservation Holder] and Belloise Real Estate INC, DBA, Florida Vacation Rental Company (FVRCO).
Renter Requirements
For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit cardholder. This person is considered to be the guest. All other persons involved with the rental are considered to be the guest’s invitees, and all discussions regarding reservation, cancellation, and damage policies will be discussed with the guest, not the guest’s invitees.
Down Payment/Payment
FVRCO does not offer refunds or reimbursements for any reason. You were offered trip insurance at your time of purchase, and can shop for trip insurance through a third party. Trip insurance is the only way to protect your reservation funds. Your final payment is due 60 days prior to your scheduled arrival date via MasterCard, Visa, American Express or Discover. We do not accept cash, check, or money order. If the balance on the reservation is not paid in full prior to the 60-day deadline, you authorize FVRCO to charge the credit card on file the full balance due. Late checkout, trash left, or vacation rental or grounds needing more than reasonable cleaning will result in additional charges of $36 per hour plus tax for standard homes, for Clearwater Beach Suites additional charges of $50 per hour plus tax, and for bigger homes of 5+ bedrooms additional charges of $100 per hour plus tax. Late checkout charges or early-check in charges (Check-in before 4 pm) would be an additional $36 per hour plus tax for standard homes, for Clearwater Beach Suites additional charges of $50 per hour plus tax, and for bigger homes of 5+ bedrooms additional charges of $100 per hour plus tax.
Damage Policy
As a condition to the rental of all vacation properties, FVRCO reserves the right to charge the guest’s credit card for any and all uncovered Guest/invitee caused losses and damages sustained to the vacation property throughout the duration of their period of occupancy. In the event of any uncovered guest/invitee-caused loss or damage to the vacation property, including, but not limited to, undue cleaning, eviction, service calls, service charges, fines/assessments, repairs or replacements, plus all applicable taxes, FVRCO is hereby granted the right to charge the guest’s credit card. By written or electronic endorsement of this agreement, the Guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.
Repairs
From time to time, it may be necessary for us to enter the vacation property during reasonable hours for any purpose connected with the repair, care, or management of the property. Every effort is made to keep items in each property in good working order. Immediately notify the FVRCO office of any difficulty you have during your stay so repairs can be made as soon as possible. No rebates or reduction in rent will be made for mechanical failures or malfunctions, interruption of utilities, or other maintenance problems such as air conditioners, heaters, dishwashers, washers, dryers, TVs, VCRs, swimming pools, or appliances. Renter will be held responsible for any and all damages that occur during their rental dates.
Private Elevators
If your rental is equipped with a private elevator, you are solely responsible for proper use during your stay. Private elevators are inspected before and after every reservation to ensure they are in proper working condition. If your private elevator is equipped with an accordion door, it must remain closed when not immediately entering or exiting. Failure to close the doors could result in the elevator lowering below the desired threshold. If this occurs, the elevator will be unusable until a technician arrives on a service call. If a technician is required to service the elevator as a result of your party’s use, the service fee will be billed to your reservation’s card on file.
Accidental Rental Damage Protection
ARDP (Accidental Rental Damage Protection) is a one-time fee that is included in your reservation. ARDP (Accidental Rental Damage Protection) provides coverage for accidental damage during your stay. A charge of $69 (provides up to $1,000 in accidental damage) is required for most units. If damage is not covered by the policy or if the damage exceeds the amount of coverage guest hereby authorizes FVRCO to charge the guests’ credit card for the cost of repairs, replacement, services, telephone charges, or extra cleaning for all damage, breakage, and/or loss incurred during his/her stay. In the event of damage to the premises, its equipment, furniture, or carpeting, the Guest shall be responsible for damage costs exceeding the amount covered by the damage protection fee, including collection costs and attorney’s fees. Documentation detailing damages and charges will be provided to the guest. Tenant hereby authorizes the Manager to charge the Tenant’s credit card on file for such additional charges.

- Willful Destruction of Property
- Normal Wear and Tear
- Theft without a valid police report
- Covered guest’s personal property
- Additional Cleaning Fees
- Property damage by any motorized vehicle
Upon Arrival
If there are concerns or issues with your rental property, you are required to immediately contact our office (leave a message if there is no answer). If there is a housekeeping issue, we will send the housekeeping team to re-clean free of charge if we are notified within 4 hours of your arrival. After 4 hours of arrival, if you require cleaning it will be at your expense. No refunds or reimbursements will be considered for problems we are able to resolve, nor will they be considered if we are not immediately notified when a problem arises.
Key Procedures
Most of our beach rentals have a KEYLESS ENTRY CODE. If your rental is key-less you will be sent an email and/or sms message just before the check-in time of 4:00 PM. By signing this rental agreement, you consent to receive email and sms communications from FVRCO. For the rentals with keys please call Property Management Office prior to arrival for instructions. Check-in time is: 4:00 PM. Check-out time is promptly at 11:00 AM (some complexes are set for 10:00 AM).
Emergencies & Maintenance
In the event of a problem getting in the vacation rental or if there are problems with the condition or functionality of the vacation rental, please immediately contact the FVRCO office. Please leave a detailed voice message if there is no answer. If it is after office hours, we will make every effort to return your call as soon as possible. YOU AGREE TO NOTIFY US IMMEDIATELY if a maintenance problem develops at your vacation rental, so we can have it remedied as quickly as possible. Requests for monetary compensation, reimbursement, or refund will be rejected for maintenance problems which can be repaired or corrected in a time frame that FVRCO defines as reasonable. “Reasonable time frame” shall be defined as within 48 hours of receipt of notice when an issue arises during normal office hours, or within 72 hours of receipt of notice when an issue arises on a weekend or holiday. Owners and Agents reserve the right to make repairs as necessary, and to enter the vacation rental with reasonable notice, or without notice if you cannot be reached.
Lockout Emergencies & Electronic Locks
In the event of a lockout or electronic lock failure, please contact our office via phone call immediately for the fastest response. Communication by text message, third-party message, email, or website live chat may take 2 business days for a response. Requests for monetary compensation, reimbursement, or refund will be rejected when we can remedy the lockout issue within a reasonable timeframe. This policy is including but not limited to situations where the lock’s battery dies. A reasonable timeframe for a lockout repair or remedy shall be defined as within 5 hours of notice.
Pest Control
Many pests are native to Florida, and their presence often does not indicate an infestation. If a pest finds its way into your rental property, you agree to notify FVRCO immediately. We will decide the best course of action depending on the pest. The presence of pests, insects, and other invasive creatures in the rental property does not constitute a monetary refund, rebate, or reduction of rent. Requests for monetary compensation will be rejected per this clause in the rental contract.
Arrival Time
Standard check-in is at 4:00 PM. Early arrival may be purchased and arranged, pending other reservations and the housekeeping schedule. Please contact us at least 2 business days prior to your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check-in time. Anyone who notifies of plans to check in after hours, housekeepers will leave a light or TV on for you. Your door code and check-in instructions will be sent via email and/or text message. By signing this rental agreement, you consent to receive email and sms communications from FVRCO.
Departure Time
Standard single-family home check-out is at 11:00 AM, standard condominium check-out is at 10:00 AM. Your prompt departure is appreciated so we can prepare the vacation rental for any incoming guests. A late departure may be purchased and arranged, pending other reservations and the housekeeping schedule. If you have not arranged for a late checkout, you may be charged a fee for each hour beyond your checkout time you are still on the property, at a minimum of one hour. If the property has not been vacated by 2:00 PM, a fee equal to the rental rate of one day may be assessed.
What Is Supplied In Your Rental
One roll of toilet paper in each bathroom and one paper towel roll in the kitchen is provided. Many but not all residences are furnished with: dishwasher, washing machine, and dryer. FEW or NO residences are furnished with: Beach chairs, beach towels, umbrellas, and bicycles, food of any kind, (including condiments), laundry soap, dishwashing detergent, cribs, highchairs, or air mattresses. In order to make traveling with children easier for you, we can arrange to have a crib, highchair, or roll-away bed pre-delivered to your vacation residence. Additional rental charges will apply.
Parking
Parking at the premises is limited and is rental specific – call FVRCO for details. If you are renting in a complex that requires a parking pass or decal, the guest is responsible for properly displaying it promptly to avoid being towed. Towing is monitored by a third-party. If the vehicle gets towed, the guest is responsible for any fees associated with getting their vehicle returned. No parking of boats, jet skis, trailers, or RVs is permitted.
Cancellations
By signing this agreement, the guest understands and agrees that FVRCO does not issue refunds of monies due to acts of nature such as weather, road conditions, snow conditions, power outages, or forest fires. This includes requests during named storms and hurricanes. We understand there can be unforeseen circumstances that could cause a cancellation of a reservation, therefore, third-party Travel Insurance is highly recommended. Should cancellation be necessary, advance deposits, rents, or other fees will not be returned. No reimbursement of monies will be issued for early departure and/or eviction.
Mandatory Evacuation
Cancellation or early departure due to inclement weather including hurricanes, mandatory evacuations, or states of emergency, does not warrant a refund for rent or deposit. Purchase of Trip Cancellation and Interruption Insurance is highly recommended.
Age Requirement
FVRCO will not rent to vacationing students or anyone under 25 years of age unless accompanied by a parent(s) or otherwise approved in writing by FVRCO management. Reservations shall not be made by or for a minor, defined as any person under the age of twenty-five (25). Any reservation made under false pretenses will be subject to eviction and forfeiture of advance payment of rent and deposits.
Photo Identification
FVRCO requires a copy of photo identification on all reservations. Accepted forms of ID include a state or government issued ID, driver license, or passport. All forms of ID must be valid and not expired at the time of submission. FVRCO reserves the right to withhold check-in details, including door codes or keys, until photo identification is successfully received and reviewed. Photo identification shall be uploaded online through a link sent to the guest email on file.
Number of Guests
Change in the number of guests/conduct of guests: guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the vacation rental at any time could result in extra charges for each additional guest, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties or gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis – please contact FVRCO for prior approval. If there is excessive noise or music, any illegal activity, or evidence of a violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the cabin can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.
Quiet Hours
Quiet hours are 10:00 PM to 9:00 AM. If your rental has a pool, hot tub, or spa, no use during these hours is permitted.
Pools and Hot Tubs (if applicable)
By signing this agreement, guests agree that lifeguards are not provided. Guests are responsible for the safety of themselves, their children, and their guests. Pools are for guests’ use only. Please remember you are in a residential area; please keep the noise level down. We do not wish to receive complaints from the neighbors or the police. Excess noise complaints will be subject to eviction with no refund of monies. Should you wish to heat a pool, please note that a fee to cover the cost of heating will be assessed and disclosed to you at the time of your request. FVRCO reserves the right to charge a pool heating fee to the payment method on file if it is determined that the pool’s heating system was used at any time during the guest’s stay.

Pets
The “no pets” policy must be observed in all of our homes unless otherwise approved in writing by our office. Pet-friendly homes may require payment of an additional pet fee of $125 per pet plus tax, and advance approval. In most of our properties, pets are not allowed on the premises under any circumstances. Some online booking websites allow you to disclose a pet as part of your party. If your receipt or contract do not show an itemized pet fee, please contact our office to confirm your reservation was properly billed for your pet(s). FVRCO reserves the right to charge your payment method on file when a pet fee is not itemized as a line item fee of $125 per pet plus tax. If there is discovery or evidence of a pet during your stay or upon your departure, a charge of $1,000 will be posted to your credit card. If you are staying in a pet-friendly rental, you are completely responsible for any pet damage, including the cost to remove pet waste if any is found. The City of Clearwater mandates that all dogs must be leashed at all times when outside, and must be supervised by the owner.
Linens & towels
Towels, sheets, pillows, and blankets are not meant for outside or beach use. Damaged/Soiled linens will be charged to the guest and by the written or electronic endorsement of this agreement, the Guest hereby agrees to pay for all such charges, as defined above and on the proceeding pages.
Housekeeping
Your accommodations will have been cleaned before you arrive and after you depart. Guests are responsible for personal laundry needs during their stay. Please do not strip beds of sheets when checking out. If you don’t have a real early flight and if you can start one load of white only towels it is appreciated but not required. Please do not overload the washer. All dirty dishes must be placed in the dishwasher and the dishwasher started. Housekeeping will put dishes back in cabinets. When you leave we request you remove garbage from the house and put it in outside garbage containers keeping garbage and recyclables separate. Please do not leave trash in the house. All food should be removed from the refrigerator and freezer. Please do not leave any sugary items as this attracts ants. If excessive trash is left behind in the home, guests will be assessed an appropriate fee associated with labor.
Smoking
Smoking is strictly prohibited in any FVRCO property. If there is any smell of tobacco or marijuana in the rental home after your departure, you will be charged a cleaning fee of $1,000.00. Oil lamps and incense are not permitted due to the long-lasting odor. If these policies are violated, there will be a charge for excessive cleaning as hereby stated.
Plumbing
Do not put any feminine products, baby wipes, or flushable wipes in the toilet. Only toilet paper shall be flushed. Plungers are provided if a clog occurs. Please do not pour grease down the drain.
Substitutions and Assignments
Management strives to comply with all reservation requests for a specific vacation residence, however, due to unforeseen mechanical problems, or other unforeseen circumstances, we cannot guarantee a specific rental property. We reserve the right to change assignments without notice should a residence become unavailable. FVRCO reserves the right to change rental assignments under emergency conditions. Properties are occasionally removed from our rental program on short notice due to changes in ownership or other changes made by the owner. Should this occur to a confirmed reservation, every effort will be made to contact you by telephone or e-mail to inform you of the need to change your reservation to another suitable accommodation. Please be assured you will either be moved to a comparable property, at FVRCO’s discretion, depending on property availability. If this situation occurs, you will be notified immediately, time permitting, and the terms of this Rental Agreement will convey to the new premises and the related owner(s), with the exception of occupancy limits. If no suitable accommodations are available, you will receive a full refund. FVRCO is not responsible for errors in its website or brochure, for property changes made by owners, or for any conditions beyond our control upon arrival.
Unavailability
If for any reason your booked rental becomes unavailable, FVRCO may substitute a comparable unit or cancel this Agreement and refund in full all payments made by Guest. Substitution or reimbursement shall be performed at the discretion of FVRCO, not by request of the Guest.
Units For Sale
In the event that the property which you are renting is on the market for sale, we may find it necessary to show the property during your stay. We will make every effort to schedule the showing at a convenient time so as to minimize interruptions during your vacation.
Moving Furniture
Do not move the furniture. Furnishings are not to be rearranged or removed from the premises for use outside or in other areas of the rental. Moving furniture could result in a fine of $500.00 plus the cost of damages.
Lost & Found
FVRCO is not responsible for lost or misplaced items. However, if notified and/or found within a reasonable time, we will be happy to ship them via UPS Ground Delivery for a $25 fee plus postage. All unclaimed personal items are donated to charity twice a year.
Cribs, High Chairs, and Porto Cribs
Many third-party companies can be contacted to deliver items for children. In order to make traveling with children easier for you, feel free to contact our office to help with arrangements.
Barbecue Grills
Guests are responsible for the purchase of charcoal and or propane gas for any grills. Please use caution when grilling. Do not grill inside of screened-in porches, under roof soffits, or near any walls. Do not place hot ashes in any trash container. Remove ashes only after they are completely cold. Call 911 In Case of any emergency.
Long Distance Calls
Not all vacation rentals have landlines however for those that do you are responsible for all your long-distance charges. You can receive incoming calls except for collect ones, and make outgoing local calls, however, you cannot make outgoing long-distance calls except Collector with a charge card.
Rates
Once you’ve booked your trip, the rates you’ve locked-in will not change. The fees for any non-purchased additions are subject to change at any time. We utilize dynamic pricing. If you choose to add additional nights to your stay, the additional nights can be priced differently than your original booked nights in accordance with our dynamic pricing tool. There are no discounts for rebooking. Pricing of unbooked dates is subject to change without notice.
You Are Responsible For Your Choice
This vacation rental is not owned by Florida Vacation Rental Company. We have described the vacation rental in detail to the best of our ability, but we cannot make the decision for you and will not be responsible if you are not happy with your choice on arrival. The rent will not be refunded and cannot be transferred to another location if you are unhappy with the vacation rental.
Right of entry
Guest(s) agree that FVRCO reserves the right to enter the rental property any time to investigate disturbances, check occupancy, check for damage, to make such repairs, alterations, or improvements as we may deem appropriate.
Security & safety risks
Always lock doors and windows when you leave the vacation rental. When you rent the vacation rental, you assume responsibility for it and its contents, as well as the personal property of yourself and any other guests or visitors that may arrive during your stay. Always lock the doors and windows when you leave the vacation rental. FVRCO does not assume any responsibility for injuries resulting from your failure to use due caution. Children must be supervised at all times. Candles are not allowed due to fire hazards except citronella candles in buckets outside or supplied emergency candles in case of a power outage.
The Owner(s), Homeowners Association, the Real Estate Company and/or Agent, and the Management Company are NOT RESPONSIBLE for any injury to any tenants or tenants’ guests, and cannot be held liable, accountable, or responsible. This includes, but is not limited to, injuries and medical bills due to slipping, falling, tripping, unlevel footing, stairs or steps, and loose railings. The Owner(s), Homeowners Association, the Real Estate Company and/or Agent, and the Management Company are NOT RESPONSIBLE for loss, theft, or damage to any tenants’ or tenants’ guests’ property, or your belongings, whether associated with the rented unit or the common property areas. By electronically signing this contract, you state that you have read, understood, and agree to these terms.

Indemnification & hold harmless
While FVRCO and its property owners strive to maintain vacation properties in the finest condition, no guarantees are expressed nor implied regarding suitability or for any particular purpose. All guest(s) and their invitees use the vacation property structures and premises at their own risk. FVRCO and its property owners shall not be held liable or otherwise responsible in any way for injury to any guest and/or their invitees that is caused or permitted to be caused by the intentional or unintentional acts of the said guest(s) and/or invitees, or by the failure of structures, appliances, (including hot tubs and BBQs) furnishings, and/or other equipment, whether, by malfunction, misuse, acts of god/nature, and/or are otherwise naturally occurring. No guarantees are expressed nor implied as to the suitability of utilities and other services provided to the vacation properties and adjacent structures and premises. No guarantees are expressed nor implied regarding the suitability/compatibility of materials utilized in the construction of the vacation property and/or its contents. FVRCO and its property owners shall not be held liable nor otherwise responsible in any way for allergic reactions to guest(s) or invitees, caused or permitted to be caused by materials utilized in the manufacture of the vacation property and/or its contents, nor from mold and/or airborne spores, nor from pet/animal allergens, nor from chemical agents including, but not limited to appliances, linens, carpeting, utensils, fixtures, hot tubs, and/or other equipment. By written or electronic endorsement of this agreement, guest(s) and invitees hereby agree to forever hold-harmless and indemnify and its property owners from and against all claims, demands, loss, liability/responsibility of any kind and character, including the cost of defense, arising out of or in any way connected with the guest(s) use of the property. By electronically signing this contract or by clicking “I Agree”, you state that you have read, understood, and agree to these terms and all other terms and conditions of this rental contract.
